Prepare

Interior

Make sure all lights and lamps have working bulbs and are turned on.
Clear off countertops in kitchens and bathrooms removing towel rolls, tissues, soap, toothbrushes, etc.
Remove all notes, pictures, & magnets from refrigerator.
Remove any person/family photos seller does not wish for the public to see.
Ensure clean and streak-free mirrors and glass surfaces.
Turn off all ceiling fans.
Put away evidence of “work” including buckets, mops, trash cans, vacuum - cleaners, sponges, etc.
Hide kitchen and bathroom trash cans.
Place all toilet seats down.
Keep pet beds, food bowls and toys out of sight.
Remove TV remotes, magazines, newspapers.
Vacuum carpets and make beds.

Exterior

Remove all vehicles from the driveway. Make sure garage doors are closed.
Do not park cars in front of any residential space.
Remove trash cans, garden tools, garden hoses, and sprinklers from view.
Remove yard signs from view (i.e., “For Sale” and security system signs).
Sweep driveways, patios, and sidewalks.
Put deck/patio furniture & umbrellas up in season (unless too windy) and remove covers from furniture and grills.
Ensure pools are clean and any fountains or waterfalls are on.
If a twilight appointment, ensure all outside lights have working bulbs and are turned on, to include pool lights.
Set all blinds to the same height. Photographer will adjust as needed.
Mow the lawn, and trim trees/bushes (preferred).
Enhance curb appeal with a front door wreath, pots of greenery, or fresh flowers.
